She was preceded in death by her husband, Lawrence Lester "Loren" Lease, a daughter, Delores Ann Lease (infancy), among others.

So, I'm almost betting that the (Mary Boone, 17) is the daughter of James Robert Boone and his second wife, Pearl M. (Mary) Jackson-Boone. And, Pearl M. (Jackson) Boone died on August 13th, 1936, in Waco, Mclennan, Texas. So that would explain "WHY" Mary Boone (17) was staying with her older sister, Lenora Catherine (Boone) Lease, under the 1940 U.S. Census.
